I explained to her that on average, once she got GREAT she would average a 25-30% close rate. But right off the bat, she would need to count on about a 15% close rate or roughly 1 out of 7.

“Mr. Landlord, I saw you had a 4 bedroom home for rent on Craigslist that you are trying to rent out for $1,000 per month. What if I could show you a way to make more per month than you are currently listing it for and do it in a way that doesn’t require any extra work, any extra cost, any extra maintenance….nothing at all?”
Landlord: “Hmm….tell me more.”
“What if I manage it, I rent out the rooms or beds in each room, handle all the maintenance, cleaning etc…. The rent will be paid ON TIME each month and all the maintenance will be covered by me….. AND I’ll pay you not the $1,000 you are asking – but I’ll pay you $1,500 per month – and then I get to keep everything that is left over?”
Landlord:
“Hmm. Yes, that sounds great”
