HOW TO ADVERTISE YOUR GROUP HOME
OK folks, if you are still living in the stone ages then yes, go with the YELLOW PAGES…there are HUNDREDS AND HUNDREDS of people looking through the yellow pages each decade for group home housing. Re-Read that last sentence if you are too slow to grasp or if you have not had your coffee yet!
If you want to know how to advertise your group home ask yourself the following question – HOW DID YOU FIND THIS WEBSITE?
Look, I am not a coder, an HTML specialist or anything along those lines. In fact, I barely know a thing about the internet. But one thing I do have is common sense…and as the saying goes, common sense aint that common!
Common sense dictates that those interested in something are going to look on their cell-phones USING THE INTERNET to find a group home, care home or sober home. It is literally that simple.
On a daily basis, my GROUP HOME EMPIRE is probably receiving in the neighborhood of 15 – 30 internet generated leads. So yes, basically from 7 AM – 10 at night 2-3 phone calls and texts PER HOUR are coming in looking for housing. It doesn’t take a brain surgeon to determine that this is a business with HUGE DEMAND when you get that quantity of leads every day.
HOW DO I SCREEN MY GROUP HOME LEADS TO MAKE SURE THEY WILL QUALIFY?
Well look, everyone has there own way of doing things. Some of my house managers and operations guys like to dilly-dally on the phone and beat around the bush. I tell them to do what I do but they don’t always listen. That’s OK. I let them run the business as they see fit. But when the un-answered GOOGLE VOICE phone calls get routed to me (and I actually decide to pick up rather than send the voice transcription to my HOUSE MANAGERS like I teach my Students to do in the GOLD COURSE) here is how the conversations always go:
Me: “Hi, this is Andy XYZ Housing. Are you looking for housing for yourself or for someone else” (notice that I do this to determine if they are the actual client or if they are a social worker, case worker or family member”
Them: ” “Hi, I am X Case manager with XYX organization. I have a client that…BLAH, BLAH, BLAH”
Me: “Mam (or sir) pardon my interruption but I don’t want to waste your time. I literally have another 30 people that either have called or will be calling in the next few minutes. Let me get right to the point. We provide housing and related services for folks with a wide variety of disabilities. Our starting price is $595 per month, all bills paid, food included for our BRONZE PACKAGE. That is for a shared room. The price goes up from there. I can tell you more about our SILVER, GOLD and PLATINUM packages that go from $675 – $2,000 per month but first let’s make sure that your client can afford these options. Are they on SSI or SSDI or do they have someone that will be paying on their behalf?”
Them: “They are on SSI. They get $750 per month”
Summary:
SCREEN YOUR PHONE CALLS ASAP! Don’t waste time! I see some of my house managers trying to be polite and afraid to ask the TOUGH questions. The tough questions are
HOW WILL THE CLIENT AFFORD TO PAY THE RENT!
Remember, if the client cant or wont pay – YOU DO NOT HAVE A BUSINESS. IF YOU DO NOT HAVE A BUSINESS, YOU CANNOT EAT AND YOUR OTHER CLIENTS WILL NOT HAVE A PLACE TO LIVE!!
If you want to be polite and have 60 minute conversations with people before asking them about their income – go work at a local charity! The GROUP HOME BUSINESS is a BUSINESS that will allow you to help others and help yourself. But you MUST ask the tought questions right off the bat.
AND REMEMBER WHERE THE LEADS COME FROM. THE INTERNET!
